Frequently Asked Questions

Common questions about buying, selling, and working with a Real Estate Broker in San Antonio.

What areas do you serve?
I work throughout San Antonio and surrounding areas including Alamo Ranch, Stone Oak, Alamo Heights, Helotes, Boerne, Cibolo, New Braunfels, Schertz, and Converse.
Are you a broker or an agent?
I am a licensed Real Estate Broker and Certified Real Estate Instructor with over 20 years of experience. I represent clients and also train other agents on contracts, negotiation, and compliance.
Do you work with both buyers and sellers?
Yes. I represent both buyers and sellers with a focus on protecting your interests, communicating clearly, and achieving the best outcome possible.
Do you charge for consultations?
No. All consultations are complimentary so we can review your goals, timeline, and next steps before you commit.
Do you work with military families?
Yes. I specialize in military relocations and VA transactions. I understand PCS timelines and how to make the process smooth for service members and their families.
How do I get started buying a home?
Start with a quick conversation and a lender pre-approval. I can connect you with trusted local lenders and then guide you from search to closing.
What is the difference between pre-qualified and pre-approved?
Pre-qualified is an estimate based on basic information. Pre-approved means the lender has reviewed your documents and verified your ability to buy, which makes your offer stronger.
How much do I need for a down payment?
It depends on the loan. VA and USDA can be 0% down. FHA and many conventional loans start around 3% to 5%. Your lender will confirm what you qualify for.
How long does the home buying process take?
Most purchases close in about 30 to 45 days after your offer is accepted. I will keep you updated through every step.
Can you help me with new construction?
Yes. I represent buyers who purchase from builders. Having your own agent ensures you are protected and that the contract terms work in your favor.
What costs should I expect when buying a home?
Typical costs include earnest money, option fee, inspection, appraisal, and closing costs. I provide a cost outline upfront so there are no surprises.
What is my home worth?
I prepare a complimentary market analysis using recent sales, current competition, and your home’s condition to estimate value.
How do you market homes for sale?
I use professional photography, MLS exposure, targeted social media, online ads, and buyer outreach to attract qualified buyers quickly.
How long will it take to sell my home?
Timing depends on price, condition, and current demand. Well priced, well presented homes in San Antonio often sell within a few weeks.
How should I prepare my home for sale?
Declutter, deep clean, complete small repairs, and improve curb appeal. I provide a customized prep checklist and staging suggestions.
Do you help with pricing strategy?
Yes. We will review recent sales, neighborhood trends, and your goals to select a price that attracts buyers while protecting your equity.
Do you help with staging or photography?
Yes. I coordinate professional photography and provide staging guidance so your home shows its best online and in person.
What should I expect when working with you?
You can expect clear communication, organized timelines, honest advice, and a process that is explained step by step.
How do you stay in touch during the process?
I provide regular updates by phone, text, or email and let you know what is coming next so you are never guessing.
What if I am buying and selling at the same time?
That is common. I create a plan to coordinate both transactions, line up dates, and reduce the risk of gaps between closings.
Do you work weekends or evenings?
Yes. Real estate often happens outside standard hours and I do my best to accommodate client schedules.
How are commissions structured?
Commissions are typically paid by the seller at closing and are set in the listing agreement. Buyers generally do not pay their agent directly.
Do I need to sign a contract to work with you?
Yes. Buyers sign a Buyer Representation Agreement and sellers sign a Listing Agreement. These documents outline duties and protect your interests.
How do you protect clients during negotiations?
I use current market data, contract knowledge, and clear communication to negotiate on your behalf and work toward the strongest possible terms.
What if I am not ready to buy or sell yet?
That is fine. I am available to answer questions, review timelines, and help you prepare so that when you are ready the process is smooth.
What is earnest money and when do I pay it?
Earnest money is a good faith deposit that shows the seller you are serious. It is usually 1 to 2 percent of the purchase price and is paid shortly after the contract is signed.
What happens to my earnest money if the deal falls through?
Whether it is refunded depends on the terms in your contract and the reason for termination. If you cancel within an allowed contingency period it is usually returned.
What inspections should I get when buying a home?
A general home inspection is recommended. Depending on the property, you may also add termite, foundation, roof, or HVAC inspections. I can provide local inspector contacts.
What is an appraisal and why is it important?
An appraisal is a lender ordered valuation of the property. It confirms the home is worth the amount you are borrowing and protects both you and the lender.
Can you help if the appraisal comes in low?
Yes. I can review comparable sales, talk with the other agent, and explore options such as price adjustments or seller concessions to keep the transaction moving.
What is an option period in Texas real estate?
The option period is a negotiated number of days after the contract is signed that allows the buyer to inspect the home and terminate for any reason in that period.
Do I need title insurance?
Yes. Title insurance protects your ownership from past liens or title defects. It is a standard part of Texas closings.
Can you recommend lenders, inspectors, or title companies?
Yes. I work with reputable local professionals and can provide a list of options. You are always free to choose your own.
How will I know what is happening during the transaction?
I provide status updates at every milestone so you know where we are in the process and what is coming next.
Do you offer virtual showings or remote closings?
Yes. I can provide video tours for buyers who are out of the area and we can coordinate electronic signatures and mobile notaries when available.
What happens on closing day?
You will sign your final documents, funds will be disbursed, and once the transaction is funded you receive your keys. I stay involved to make sure it is completed correctly.
What if I am relocating from another state?
I work with a network of agents nationwide and can help coordinate the sale of your current home and the purchase in San Antonio so the move is organized.
